Agreement & Strategy

If we decide to work together, I put together a proposal for your situation. Fees agreed in writing. Then we map out the search strategy — areas, property types, priorities.

Property Search

Ongoing

I search on-market, off-market, and pre-market. You get a shortlist that actually matches what you're after — not hundreds of listings to wade through.

Inspections & Due Diligence

Per property

We inspect shortlisted properties. I dig into the details — comparable sales, building condition, strata records, anything that matters. You know exactly what you're buying.

Negotiation or Auction

1-2 weeks

Found the right one? I negotiate or bid at auction on your behalf. Strategic, data-driven, no emotional overbidding.

Exchange & Settlement

4-6 weeks

Contracts exchanged. I stay involved through to settlement, coordinating with your conveyancer. Keys in hand. Done.

Honestly, it depends. Some people find their property in weeks. Others take months because they're specific about what they want or the market is competitive. I'll give you realistic expectations in our first conversation.
